LOCATION
Spring Branch is directly north of San Antonio. It's found off Highway 281 and Highway 46, just north of that intersection, and it's actually split by Highway 281. It's about 30 minutes to get downtown to the Riverwalk and all the activities and restaurants in that area. The San Antonio International Airport is also super easy to get to. It's only about 25 minutes away.
I'm a native Texan and what I like about the Spring Branch area is it's really rural, it's very relaxed, there's still things to do in town, and you also have access to the big city with lots of restaurants and other shopping places to go. If you want something that's a little bit more off the beaten path, Spring Branch is a great option.
LIFESTYLE
Spring Branch is a laid back town with many homes that have at least an acre with views of the Texas Hill Country. If you like natural beauty, there's plenty of it here with the Guadalupe State Park. The park has quite a few trails, and this is my husband and son. We all went out for a day hike one day with the dogs and had a great time.
Canyon Lake is another place you'll want to spend a lot of time with its crystal clear water. In the summer, you might enjoy some water sports on the lake, or enjoy an afternoon fishing, or maybe just take a day to tailgate by the river.

SCHOOLS
Okay, so let's carry on. If you're moving to the area and you have kids, you might be interested in the school system, so let's talk about that next. Spring Branch is part of the Comal ISD. We'll put a link down below so you can check out the ratings for the individual schools. Now remember, since it's a rural area, there may or may not be buses that service the area. There are four elementary schools for the younger kiddos. Spring Branch has two middle schools. The high school is Smithson Valley and it has a very large campus and lots of extracurricular activities.
LOCAL HOT SPOTS
Now let's dive into some of the local hotspots. First up is the Screaming Goat. It's an indoor/outdoor venue and they also have live music. Next, try some southern down home cooking at the Antler Cafe. One of our personal favorites is Sandra's Cantina and Grill. It's great for breakfast and they also have great margaritas. You can't go wrong with the Branch Neighborhood Grill. It's a great restaurant with a casual atmosphere. If you want to kick up your heels, you might try the Roundup Outdoor Music Venue. It's actually located in Burney, but it's not that far of a drive. It's about 25 minutes. They have a main venue that's outside, and they also have a stage inside. Both of them have dance floors and they have a variety of music.
REAL ESTATE
If you're saying you like what you see, let's check out some more. We're going to talk about real estate next. This chart shows the housing prices 10 year trend. As you can see, the prices were fairly steady, but they really increased over the last couple of years. Prices peaked this past July and have leveled off a bit, but we do think prices will go back up again, so this is a good time to buy. The median price point for a single family home is now 442,000. Prices start at just under 200,000 and go all the way up to almost 4 million for a waterfront property on Canyon Lake. Next, we'll take a look at some single family homes that are priced between 550,000 to 600,000.
Here's how Spring Branch compares to some of the other nearby suburbs. It's actually not the cheapest, but I think you'll find it has a lot of value.
