Welcome back to San Antonio Homes Insider. I'm Pam Roberts, the team leader, and realtor for the Gateway Group. On our channel, we give buyer tips and selling secrets for the real estate market here in San Antonio.
About Boerne
First, we're going to tell you a little bit about the town of Boerne, and then we're going to share some buyer insights. Boerne is a suburb just north of San Antonio, and it's about a 35 minute drive from downtown up the I-10 corridor. The core of Boerne is the main street downtown area. It's a very idyllic main street USA type location, with lots of shops and restaurants. One of our favorite spots is Peggy's On The Green. It's a restaurant that's located on the river and it has a wonderful little brunch on Sunday. Another one of our favorites is Bear Moon Bakery and Cafe. Their pastries are to die for. And you won't want to miss the Fickle Pickles. They are wonderful for specialty sandwiches and burgers. When the weather's nice families like together by the river and feed the ducks or just take a stroll or a picnic. It's a great outdoor area with a walking path and bridges.
Buying a home in Boerne
There's a lot of challenges facing buyers right now in our market and we're going to talk about some of those today, particularly in Boerne.
First, let's take a look at Boerne by the numbers. The zip code here is 78006. As of the recording of this video, there are 45 homes on the market, ranging 290,000 to just under five million. There's no doubt about it, Boerne can be pricey. Out of those 45 homes on the market, over half of them are over a million dollars. If you're in the market for luxury, there's quite a few neighborhoods to choose from. Prices are on the rise and the average price in Boerne is over 648,000. That's up 20% over last year. One of the issues that's been driving pricing up is the inventory has been dropping dramatically and we're now at 60% less homes on the market than last year this time.
Affordable Communities
If you're in the market for a home in Boerne now, there is good news. There's several affordable communities and I've listed a few here that you can take a look at. Another great option is new construction. Have you considered building a home? Some in the pros for building can be location, the home warranty, amenities of the community, and customizing your home. As for cons, it is taking a lot longer to build a home. Some communities don't have lots available. There could be extra cost for upgrades and then the lot size might be smaller. We were able to help one of our families moving in from out of state in a brand new community that just opened up. This community in Boerne has homes starting at under 350,000, which is a great value.
